Buying a Beach House on the North Carolina Coast

Most people shopping for a beach house ask the wrong question first. They ask what they can afford. The better question is what the house does for the fifty weeks a year they are not in it.

Every agent will show you the house. We will show you what it rents for.

Before you write an offer we pull the actual rental comps for that street, that bedroom count, that distance to the water. Not a projection from a national tool that has never been to Oak Island. Real bookings, real nightly rates, real seasonality, and what the house nets after cleaning, platform fees, insurance, and management.

Sometimes that conversation ends with a plan. Sometimes it ends with us telling you the number does not work. Both are useful, and only one of them costs you money to find out later.

Where coastal deals actually break

After twenty-two years in this business, the deals that fall apart rarely fall apart over rental income. They fall apart over three things.

Purchase price and rate. The revenue side is usually fine. It is the debt service that kills it. A house that pencils at one price does not pencil forty thousand higher, and nothing about the rental market fixes that.

HOA fees. This is the quiet deal killer, especially on condos. A monthly fee that looks reasonable on paper can take the entire margin, and some associations restrict short-term rentals outright or cap them in ways that are not obvious until you read the covenants.

Insurance. Coastal wind and flood coverage is its own line item and it is not small. Budget it before you fall in love with a house, not during due diligence.
